Landlord’s Responsibilities
Generally, the Landlord
has a legal responsibility to repair the structure and exterior of
the property, including drains,
gutters and pipes.
He should keep the gas, electricity and water supply systems (but
not these utilities themselves) in good working order, as also
the central
heating (if any) and hot water systems.
At common law, the Landlord must maintain the property
in a wind and watertight condition. In addition now, under statute, the
Landlord
has
formal repairing obligations as well as responsibility for the
safety of the gas and electrical systems and for ensuring that e.g. any
furnishings included in the property to be let meet required
minimum
fire safety
standard.
